Zoom Technologies sells its Leather District buildings to Essex River Ventures

Essex River Ventures LLC, a Boston real estate investment and asset management firm, has bought two connected Boston office buildings for $8 million.

The 63,154-square-foot, six-story property at 201-207 South Street was sold by Zoom Technologies Inc., which has leased back 25,200 square feet of space in the Leather District building.

The property is currently 70 percent leased to eight tenants, and Essex River said it plans to make capital improvements and cosmetic upgrades to the building to "improve tenant satisfaction and services."

Essex River's partner in the deal was Cronus Capital LP, a New York private equity firm.(By Sacha Pfeiffer, Globe staff)

Downtown condo plans ditched

In another sign of the cooling condo market, a New York developer that had planned a major downtown Boston condo project is instead putting the building site on the sales market.

Rose Associates, which has City Hall permits to build a condo complex on the site, will instead seek buyers interested in building out the acre-sized parking lot.

The company said it will entertain offers from office developers as well as condo builders. Rose owns the 46-story One Financial Center office tower, which is adjacent to the building lot and just across Atlantic Avenue from South Station.

Linear buys Greenway building

Linear Retail Properties LLC purchased seven retail condominiums and three basement storage units from Cresset Plaza LLC for $3.6 million.

The retail space totals 16,341 square feet and is located in a Boston building which was recently converted to feature 85 new residential condominiums. It is the first acquisition in Boston for the Burlington-based real estate firm. Linear has hired Boston-based The Dartmouth Co. Inc. to lease the retail space.

Known as Lincoln Plaza, the building is situated on the corner of Lincoln and Essex Streets and will front on the new Rose Kennedy Greenway. The building is located in an emerging area of downtown Boston in between Chinatown, the Leather District and the Financial District where the former Central Artery once stood.

Since the firm's founding three years ago, Linear has purchased 17 properties for more than $100 million with its partner, a subsidiary of the Principal Financial Group (NYSE: PFG).

Neighbors: There were some questions raised to me about the offer that the Boston Sports Club has made to the LDNA including some who indicated that they may have gotten a "better deal". I have taken the issue up with the BSC and there is a possibility that some people in the first 250 people that signed up with the club may have gotten a slightly better deal -- although that is not entirely clear.
However, I have been assured by BSC that currently the best deal available to anyone is the deal being offered to LDNA members. So, if you have not yet joined, the LDNA has arranged for you to get a better deal than the general public can now get.
